THE RENTAL JOURNEY

Six steps. One coordinated experience.

Finding a home should be straightforward. Here is how our leasing and applications process typically works, from your first property search through the next steps after an application decision.

01

Find a home that fits

Browse available Ventura County rentals on our website. Review photos, rent, features, and property-specific information before requesting a tour.

02

Choose a showing time

Select an available appointment through Tenant Turner. The scheduling process includes preliminary prequalification questions to help determine showing eligibility and guide the next steps.

Prequalification for a showing is not a final rental application decision.
03

Tour the property

Depending on the home, you may receive instructions for a self-guided tour using a secure lockbox, or meet an Esquire leasing representative. Tony, one of our real estate agents, frequently assists with accompanied showings.

Showing options, access instructions, identity checks, and appointment availability vary by property.
04

Apply online

If the home feels right, apply using the link alongside its listing on our website or the application link sent to you. Each adult applicant should review the property's published criteria and submit the requested information.

Our current application screening fee is $35 per applicant age 18 or older, subject to applicable California law and required disclosures.

05

Connect with Sonia and Patty

Our Applications & Leasing Department reviews submissions, coordinates documentation, and checks information for inconsistencies. Two experienced team members provide a second set of eyes during the review process.

We strive to review applications within 48 hours, but completeness, third-party verification, and applicable processing requirements can affect timing.

06

Receive a decision and next steps

Applications are evaluated against the property's written qualification standards and applicable law. If approved for a home, our team provides instructions for the next stage of leasing, including required documents and lease arrangements.

Approval does not guarantee that a particular property will remain available.

ANOTHER REASON TO APPLY WITH ESQUIRE

An approved application can open more than one door.

90 days

Esquire's current policy is to honor approved applications for consideration at other available Esquire-managed rental homes for up to 90 days.

If the first property is not the right fit, you may be considered for another Esquire-managed home during that period without starting the entire process from scratch.

Each property may have different qualification standards, availability, and documentation needs. Prior approval does not guarantee approval or priority for another home, and any additional fee must comply with applicable law.

FOR VENTURA COUNTY RENTAL OWNERS

Behind every application is a compliance process.

A rental application is more than a credit report. Owners must manage communications, access, written criteria, verification, lawful exceptions, application-fee rules, and consistent decisions. These details can be especially challenging when self-managing a property.

Consistent criteria

Written, consistently applied qualification standards help support fair treatment. Reasonable accommodations and other legal exceptions must still be considered.

Lawful processing

California has specific rules for screening fees, application review practices, and the treatment of applicants using housing subsidies.

Careful verification

Document review, follow-up questions, and an experienced second review can help identify inconsistencies without relying on arbitrary or discriminatory decisions.

Professional management helps owners navigate these responsibilities, but does not eliminate an owner's legal obligations or guarantee a particular outcome. Esquire's application policies and workflow must be applied in accordance with current law.
COMMON QUESTIONS

Questions about applying?

Do I have to schedule a showing before applying?

Application links may be available directly alongside listings on Esquire's website. We encourage applicants to review the listing, qualification standards, and showing options before applying.

Will my showing be self-guided?

Some homes offer self-guided tours with secure lockbox access instructions. Others are shown by an Esquire leasing representative, often Tony. Availability depends on the property.

Does Tenant Turner prequalification mean I'm approved?

No. Preliminary showing questions are separate from the full application review and final rental decision.

How long does an application review take?

Esquire aims to review applications within 48 hours, but the timeline is not guaranteed. Missing documentation, verification, processing order, and other circumstances can affect timing.

Can I use an approved application for another property?

Under Esquire's current policy, approved applications are honored for consideration at other Esquire-managed properties for 90 days, subject to each home's criteria and availability.

Where can I review credit and income qualifications?

See our Rental Qualifications guide. Screening criteria must be applied consistently and subject to applicable legal exceptions.

Who can I contact about my application?

Contact Sonia at sonia@esquirepm.com or Patty at patty@esquirepm.com.
