Better Screening.
Better Leasing Decisions.
Thoughtful tenant screening is about more than a report. At Esquire Property Management, experienced application specialists combine careful verification, a second set of eyes, and consistent rental criteria to help protect the properties entrusted to our care.
Discuss Property ManagementExplore Our Management ServicesWe strive to review applications within 48 hours, subject to completeness and verification needs.
Our team uses a second-person review to help spot inconsistencies and potential concerns.
Applications may be considered for other available Esquire-managed homes during a 90-day period, subject to applicable criteria.
A Second Set of Eyes on Every Application
Automated reports are useful, but they are only part of a responsible screening process. Esquire's Applications & Leasing Department incorporates a two-person review to identify inconsistencies, unusual information, or details that call for further verification.
That extra attention supports informed leasing recommendations and fair, consistent evaluation against the property's published rental criteria. It is not a promise to detect every misrepresentation or eliminate leasing risk.
Experienced People. Established Processes.
Our dedicated application specialists, including longtime team member Patricia and experienced colleague Sonia, work closely with Esquire's leasing and property management teams.
Patricia brings more than 15 years of experience with Esquire, providing valuable continuity and familiarity with the application process.
Tenant screening is part of our full-service property management and is available only for properties managed by Esquire.
What Happens During Application Review?
Explore the major stages of our screening workflow.
01 · Application and document review
Our team reviews submitted application information for completeness and follows up when required information or documentation is missing.
02 · Screening and qualification checks
Applications are evaluated using the property's established screening criteria and applicable law. Verification may include relevant rental, income, and other qualifying information as appropriate.
03 · Second-person review
A second team member examines the application for inconsistencies, unusual details, or matters that warrant additional clarification before a recommendation is finalized.
04 · Communication and next steps
Our Applications & Leasing Department coordinates next steps with the appropriate leasing and management team, following consistent procedures and applicable applicant-notice requirements.
Thorough Review Without Unnecessary Delay
We aim for a 48-hour review
Our internal goal is to review applications promptly. Actual timing depends on complete submissions, verification requirements, third-party responses, and other circumstances. This is a goal, not a guaranteed turnaround.
More opportunities for qualified applicants
An applicant not selected for one home may be considered for another Esquire-managed rental within the 90-day application period, provided the applicant meets that property's criteria and any necessary information remains current.
Consistent, fair evaluation
We emphasize established rental criteria, documented review, and applicable fair housing and consumer reporting requirements throughout the application process.
Connected to the leasing team
Because screening happens inside our managed portfolio, our application specialists coordinate with the people responsible for leasing and managing each property.
Tenant Screening Questions
Does Esquire screen tenants for properties it does not manage?
No. Tenant screening is provided as part of Esquire's property management services for homes in our managed portfolio, not as a standalone screening service.
How long does an application take to review?
We strive to review applications within 48 hours. Some applications require additional documentation or third-party verification, so completion times vary.
Does a second-person review guarantee an applicant will be a good tenant?
No screening process can guarantee future tenancy outcomes. A second-person review is one additional quality-control step designed to help identify information requiring closer attention.
Can an applicant be considered for another Esquire property?
Yes. Esquire's 90-day application consideration period may allow applicants to be evaluated for other available homes, subject to each property's requirements and any necessary updated information.
