The Esquire Standard · Ventura County
Our 90-Day
Performance Promise.
We don't expect you to stay because of a contract. We expect you to stay because we've earned your confidence.
Professional property management should come with something more meaningful than assurances: a willingness to be held accountable.
A promise with purpose
Your investment deserves our best.
Choosing a property manager means placing real trust in another team. At Esquire Property Management, we take that responsibility seriously. We know that even experienced professionals can fall short. What matters is how we respond—and whether we stand behind our work.
Communication
We commit to responsive, professional communication, clear next steps, and timely updates about matters affecting your rental property.
Stewardship
We commit to thoughtful leasing coordination, responsible maintenance oversight, and obtaining required approvals for nonemergency work.
Accountability
We commit to accurate reporting, candid answers, and taking ownership when our service does not meet the standards established in our agreement.
How the promise works
A clear path to making things right.
Our 90-day period begins on the management commencement date documented in your signed Property Management Agreement.
We believe concerns deserve a fair hearing, a thoughtful response, and action—not a runaround.
When we fall short, we own it.
Notify our leadership team in writing during your first 90 days and identify the service commitment you believe we did not meet.
We'll acknowledge your concern within two business days, review the circumstances, and work in good faith to correct any material service failure. Where reasonably correctable, we allow up to ten business days for resolution.
If Esquire materially fails to meet an applicable service commitment and cannot remedy the failure, we'll waive our management-related early-termination charges and release you from future management services under our agreement, with an orderly transition.
Our word matters
A commitment we intend to honor.
Our promise is not a no-questions-asked refund offer. It's a meaningful commitment to the quality of our work, backed by a real remedy when we materially fail to deliver and cannot make it right.
We will evaluate concerns fairly, acknowledge our mistakes, and treat every owner with the professionalism we would expect for our own investments.
The heart of our promise
If we drop the ball, we won't hold you to future management services.
If we materially fail to meet our service commitments during your first 90 days and cannot make it right, Esquire will waive its management-related early-termination charges.
It's a simple standard: we should earn the opportunity to manage your property.
Clarity is part of the promise
What this commitment covers.
When it applies. The first 90 calendar days beginning on the management commencement date stated in your signed Property Management Agreement. A written concern raised during that period remains eligible for review even if resolution continues afterward.
What qualifies. A material failure by Esquire to meet an applicable service commitment that cannot reasonably be corrected or is not corrected after a reasonable opportunity to do so. An isolated, promptly corrected minor issue does not by itself establish a qualifying failure.
What we waive. For a qualifying failure, Esquire waives its own management-related early-termination charges and releases the owner from future management-service obligations. The promise does not automatically refund management fees already earned or cancel tenant leases, authorized third-party charges, or obligations imposed by law.
What we cannot promise. No property manager can guarantee a particular rental price, vacancy period, tenant behavior, vendor completion date, or investment outcome. Our promise concerns the quality and accountability of services within Esquire's reasonable control.
The specific services and responsibilities for each property are set out in the applicable Property Management Agreement. This public promise describes an additional voluntary commitment by Esquire and does not reduce any nonwaivable rights available under law.
