At a glance

What does it take to qualify?

Our standard screening framework considers the complete, verified application—not just a number on a report. Published criteria and applicable legal requirements govern each decision.

3×

Monthly rent in income

Our general standard is combined gross monthly household income of three times the rent, using lawful, verifiable income sources.

650

Standard credit minimum

Our standard minimum credit score is 650, subject to legally required alternative screening methods and applicable accommodations.

2 reviews

Experienced human oversight

Two team members review applications to help identify inconsistencies, missing information and items requiring clarification.

Important: Meeting a numerical benchmark does not guarantee approval. Each applicant is evaluated under the written criteria applicable to the home and applicable law. Applicants using qualifying rental subsidies may elect legally permitted alternative evidence in place of credit history.
Income qualification

Understanding the income requirement

A household's ability to pay rent is an essential part of screening. We generally look for verifiable combined gross monthly income equal to three times the monthly rent.

Monthly rentGeneral income standard (3×)
$2,000$6,000/month
$2,500$7,500/month
$3,000$9,000/month
$3,500$10,500/month
$4,000$12,000/month

What documentation helps?

  • Recent pay statements or employment verification
  • Tax returns or other documentation for self-employment
  • Benefit statements and other lawful income documentation
  • Additional verifiable records when reasonably needed

What about housing vouchers?

California protects lawful sources of income, including housing assistance. For qualifying subsidies, income standards must be applied to the portion of rent the household is responsible for—not the full contract rent. We also consider legally required alternative evidence of ability to pay.

Beyond the numbers

Credit, rental history and verification

Credit history

Our standard 650 minimum is one part of screening. We also consider the information that may lawfully be used from the applicant's credit and payment history. Applicants entitled to alternative-evidence procedures are reviewed accordingly.

Rental references

We verify available rental history and relevant references, including payment patterns and documented lease compliance. Missing rental history is not automatically treated as misconduct.

Identity and records

We check the completeness and consistency of applications and conduct other legally permissible screening. Any background information is considered only to the extent permitted by applicable law.

The Esquire difference

Experienced people, not automatic assumptions

Our Applications & Leasing Department is led by Patty, who has more than 15 years of experience with Esquire, alongside experienced team member Sonia. Their work combines prompt communication with careful attention to detail.

Our two-person review approach means a second set of eyes can identify discrepancies, request clarification and help keep screening decisions grounded in verified information and established criteria.

Our goal is to review complete applications within approximately 48 hours when practical. Timing depends on document completeness, third-party responses and the circumstances of the application; it is not a guaranteed approval or decision deadline.

Why consistency matters

Fair housing compliance is not an afterthought. Rental applicants deserve a transparent process, and owners benefit when qualification criteria are written, consistently applied and properly documented.

We do not make arbitrary exceptions at an owner's request. Legally required accommodations, protected income sources and other statutory screening protections are handled through the appropriate process.

The hidden complexity of screening tenants in California

Finding a qualified tenant is only part of the responsibility. Selecting that tenant lawfully matters just as much. California requires owners and their agents to navigate rules that affect how criteria are written, applications are processed and decisions are documented.

01 · Fair housing

Qualification standards must be lawful and applied consistently. Protected characteristics cannot drive selection, and reasonable accommodations must be addressed when required.

02 · Credit standards

Even a published 650 minimum is not a universal rule. Applicants using qualifying government rental subsidies must have the option to present lawful, verifiable alternative evidence of ability to pay their portion of rent in lieu of credit history.

03 · Housing assistance

Income screening for qualifying subsidy recipients must focus on the rent portion the household actually pays, not the entire contract rent. Lawful sources of income must be considered.

04 · Application fees and order

California law regulates screening fees, written criteria, the order in which completed applications are considered, when fees may be collected, refunds, receipts and delivery of credit reports. The process must match a legally permitted screening method.

05 · Security deposits

Most California residential security deposits are capped at one month's rent, with limited statutory exceptions. An owner generally cannot solve a perceived screening risk simply by demanding a larger deposit.

06 · Records and accountability

Documented criteria, verification notes and consistent communications help demonstrate why decisions were made and reduce the risk of misunderstandings or unequal treatment.

Why professional management matters

Self-managing owners must understand these obligations while also advertising the property, answering inquiries, coordinating showings and evaluating applications. Esquire brings an experienced Applications & Leasing Department, a two-person review approach and established screening procedures to this work.

Our role is to help owners make informed, consistent leasing decisions—not to promise immunity from disputes or liability.

What this means for owners

Screening is not simply choosing the applicant with the highest credit score or asking for more deposit. It is a documented process shaped by written criteria and California law.

Common questions

Rental qualifications FAQ

What credit score do I need to rent from Esquire?

Our standard minimum is 650. Applicable law may require alternative evaluation, including for eligible applicants using government rental assistance who elect to submit lawful, verifiable evidence of their ability to pay their share of rent instead of credit history.

How much income do I need?

Our general benchmark is combined gross household income of three times the monthly rent. For a qualifying rental subsidy, any income standard must be assessed against the tenant-paid portion of rent, with lawful sources of income considered.

Does a 650 score guarantee approval?

No. Approval also depends on other lawful, published screening criteria, verification and application completeness.

Can I apply if I have limited rental history?

Review the written criteria for the property and contact the Applications Department about acceptable documentation. Limited history does not by itself establish a negative rental record.

Can I use a guarantor?

Guarantor availability and requirements depend on the property's established written criteria. Ask before paying an application fee.

How quickly are applications reviewed?

We strive to review complete applications within approximately 48 hours, but verification and application volume can affect timing.

Does everyone over 18 need to apply?

Our standard policy calls for an application from each adult applicant aged 18 or older, subject to applicable law and accommodations.

Can a landlord request different standards for a particular applicant?

Screening criteria must be lawful, disclosed as required and applied consistently. We do not make arbitrary applicant-specific exceptions at an owner's request.
