🚨 When a Maintenance Issue Is Urgent
Some issues can quickly escalate into property damage or safety hazards.
Treat the issue as urgent and act immediately if you notice:
- Active water leaking or flooding
- A toilet that may overflow
- Water heater leaking at the base
- No power after checking breakers and GFCI outlets
- A strong smell of gas
- Carbon monoxide alarm sounding
- Water entering through ceilings or walls
👉 If water is actively flowing, your first priority is to stop the water source if it is safe to do so. Help with buckets, mops and towel dry ups to prevent damage. Be sure renters insurance is up to date and that it covers floods.
💧 How to Shut Off Water During a Leak or Flood
Main Water Shut-Off
Use this when water is actively flowing and cannot be controlled locally.
Steps:
- Locate the main water shut-off valve near street parkway, curb or at house feed
- Turn clockwise (round valve) or turn lever perpendicular to pipe
- Confirm water flow has stopped
- Ask Neighbors for help, call water company for help
- Submit a maintenance request immediately
Sink & Toilet Shut-Off (Angle Stops)
These are the fastest way to stop most leaks.
Use when:
- Toilet is overflowing or running uncontrollably
- Sink supply line is leaking
- Water is spraying under a fixture
Steps:
- Locate valve under sink or behind toilet
- Turn clockwise until tight
- Do not force it
- Report the issue right away
🚽 Toilet Running, Hissing, or Overflow Risk
A running or hissing toilet should never be ignored.
Warning signs:
- Constant or intermittent hissing from tank
- Water keeps running after flush
- Tank refills randomly
- Toilet looks close to overflowing
👉 If overflow risk is present:
- Turn off the valve behind the toilet immediately
- Do NOT continue flushing
- Submit a maintenance request right away
Even a small toilet issue can lead to a major flood if combined with a clog.
🔥 Water Heater Troubleshooting
No Hot Water
- Check if pilot light is out (gas units)
- Confirm breaker is not tripped (electric units)
- Confirm Gas Bill is Paid Up
How to Relight a Pilot Light
⚠️ DO NOT attempt if you smell gas
Steps:
- Follow instructions printed on the unit
- Turn to pilot setting
- Hold pilot button and ignite
- Return to normal setting once lit
👉 If it will not stay lit, submit a request.
Water Heater Leak (URGENT)
Signs:
- Water pooling at base
- Rust or corrosion
- Dripping connections
What to do:
- Turn off water supply above heater
- Report immediately
A leaking tank often indicates failure and requires urgent attention.
🍽️ Garbage Disposal Not Working
Reset a Disposal
- Turn off power at switch
- Press red reset button underneath
- Restore power and test
If It Hums But Won’t Spin
- Turn power OFF
- Use Allen wrench underneath to free jam
- ShopVac out debris
- Reset again
⚠️ Never put your hand inside the disposal
What NOT to Put in Disposal
- Grease or oil
- Eggshells
- Coffee grounds (large amounts)
- Bones
- Fibrous foods (celery, corn husks)
- Pasta or rice
These are the top causes of jams.
⚡ Outlets or Lights Not Working
Step 1: Check Breaker Panel
- Flip breaker fully OFF then ON
Step 2: Reset GFCI Outlets
Common in:
- Bathrooms
- Kitchens
- Garages
- Exterior outlets
Press the reset button on nearby outlets.
Submit a request if:
- Breaker keeps tripping
- Multiple outlets fail
- Burning smell or heat present
💧 Leak Detection & Early Warning Signs
Watch for:
- Water under sinks
- Ceiling stains
- Bubbling paint
- Musty smells
- Wet drywall
- Hot Floors (hot water broken line)
👉 Even small leaks should be reported early to prevent damage.
🌧️ Ceiling or Roof Leak
Signs:
- Brown ceiling spots
- Active dripping
- Water during rain
What to do:
- Move belongings
- Contain water if possible
- Submit request immediately
☠️ Carbon Monoxide (CO) Detector Going Off
A carbon monoxide alarm should always be taken seriously.
Carbon monoxide is odorless and cannot be detected without an alarm.
If your CO detector is sounding:
- Open windows and doors immediately
- Get everyone out of the home
- Call the fire department or gas company right away
👉 Even if you believe it is a faulty alarm, you must have professionals verify this.
Esquire Property Management is not qualified to determine if a CO alarm is false. The fire department or gas utility will inspect the situation—typically at no charge.
After the situation is cleared:
- Submit a maintenance request
- Provide details from the responding agency
- Do not disable the detector unless instructed
🔥 Gas Smell or Suspected Gas Leak
- Leave the property immediately
- Do NOT turn on lights or appliances
- Call the gas company or 911
Gas leaks are always treated as emergencies.
🔔 Smoke Detector Beeping
Usually caused by low battery.
Try:
- Replace battery
- Press test button
👉 Submit a request if issue continues or unit is damaged.
❄️ HVAC Not Working
Check:
- Thermostat settings
- Batteries (if applicable)
- Breaker panel
- Air filter condition
👉 Submit request if system:
- Won’t turn on
- Blows wrong temperature
- Makes unusual noises
🍽️ Dishwasher Not Draining
Try:
- Check filter for debris
- Confirm sink drain is clear
- Run disposal briefly
👉 Submit request if water remains.
🚪 Locks, Doors, and Windows
Report immediately if:
- Lock does not function
- Door won’t secure
- Window won’t close
Security issues should be addressed quickly.
